The housing market continues to evolve, and understanding the current trends can help both buyers and sellers make smarter decisions. While headlines may suggest uncertainty, the data show a market that remains active, just with slightly different dynamics than we saw in recent years.

Several key factors are shaping today’s real estate market.
First, homeowners are staying in their homes much longer than they used to. On average, homeowners now remain in their homes for about 12 years, which is nearly double the typical length of ownership from two decades ago. Fewer people moving naturally means fewer homes hitting the market.
Another major factor is mortgage rates. Between 2020 and 2022, millions of homeowners refinanced or purchased homes at historically low interest rates. For many of them, moving today would mean taking on a mortgage rate that could be nearly double what they currently have. This has created what many industry professionals call the “lock-in effect,” keeping potential sellers on the sidelines.
Because of this, inventory remains tight. In the Kansas City market, housing supply is currently sitting at roughly 2.2 months of inventory. In comparison, a balanced real estate market typically has 5 to 6 months of supply. This shortage continues to keep competition strong for well-priced homes.
At the same time, buyers are still active but they are becoming more patient and strategic. Homes may take slightly longer to sell than during the peak frenzy of the past few years, and negotiations have returned to many transactions. Pending sales are increasing, showing that buyers are still entering the market, just with a bit more caution.
Despite market shifts, opportunities remain, especially for those who understand where the market is headed.
Listings remain the biggest opportunity in today’s market. With inventory still limited, well-prepared homes continue to attract strong buyer interest.
Most homes that come to market today are the result of major life events rather than market timing. Job relocations, growing families, downsizing, and other life changes are still driving many people to move regardless of interest rates.
Looking ahead, the market is also entering the traditional spring real estate season, when activity typically increases. As more buyers re-enter the market and begin their home search, we’re likely to see additional momentum in transactions.
Understanding the market and working with experienced real estate professionals can make all the difference when navigating today’s housing landscape.
